¿Qué es una nota simple y cuándo solicitarla?
Si está interesado en comprar una propiedad, la nota simple, es decir, Nota Simple Registral (en España) o Certidão Permanente (en Portugal) , es un documento esencial que debe solicitar antes de tomar su decisión.
En otras palabras, este documento contiene información fundamental sobre la propiedad, como: descripción detallada de la propiedad, identidad del propietario, título de propiedad, ubicación exacta y si la propiedad tiene cargos (es decir, préstamos hipotecarios) o deudas que puedan gravar la propiedad.
En primer lugar, ¿qué es el Registro de la Propiedad?
En primer lugar, el Registro de la Propiedad registra todos los actos y contratos relativos a la propiedad y otros derechos inmobiliarios que puedan afectar a la propiedad pública y/o privada y otros derechos inmobiliarios (actos, contratos, resoluciones administrativas o judiciales, etc.). Además, podrán inscribirse determinadas concesiones administrativas y bienes de dominio público.
Gracias al Registro de la Propiedad, el público tiene la posibilidad de obtener seguridad jurídica respecto de los hechos registrados. Esto brinda la confianza necesaria en las transacciones para que los agentes del mercado actúen con rapidez y menor costo.

Alejandro was helping me navigate the process of nueva obra construction to gain Spanish golden visa. He proved to be very knowledgeable and we had a great phone call where I learned more in 20 minutes than I would have from months of internet research. Unfortunately the property I was looking at ended up not being suitable, which was discovered thanks to his due-diligence, so I was not able to go through the entire process, so I can't provide a review of the full legal process. But I'll be engaging with Lexidy again if I find a suitable property for me in the future!

We have just completed the purchase of a new build apartment in Catalunya. Lexidy were recommended to me by a colleague who'd relocated from the US to the Costa Brava.
