¿Qué es un contrato de arrendamiento?
Un contrato de arrendamiento es un contrato que le permite a un individuo usar una propiedad a cambio de un pago, como una renta mensual. Por lo general, si una persona necesita quedarse en una propiedad residencial por un período de tiempo, pero no está buscando comprar una casa, a menudo firma un contrato de arrendamiento para vivir formalmente en la propiedad.
En función de la duración del contrato de arrendamiento en España y/o Portugal, a continuación se detallan las siguientes opciones:

¿Proceso de compra de propiedad?
Aunque cada proceso de compra difiere de un cliente a otro, el cronograma general se enumera a continuación:
- Planificación Fiscal y Presupuestaria: Los costos de adquirir una casa los paga principalmente el comprador y varían de una región a otra. Los impuestos y otros pagados por el comprador incluyen:
- Impuesto de transferencia de propiedad 6–10% (propiedades existentes) / IVA (o IVA) al 10% (propiedades nuevas);
- Gastos de notario, impuesto de escritura y tasa de registro de la propiedad 1-2,5 %;
- Honorarios legales 1–2% (IVA incluido).
- Obtener tu NIE: Contacta con la administración española para obtener tu número de identificación fiscal.
- Búsqueda de propiedades en España: Nuestros abogados expertos pueden ayudar a encontrar propiedades en España.
- Acuerdo de reserva y carta de intención: una parte puede presentar una carta de intención a otra parte y negociarla posteriormente antes de su ejecución (o firma).

En Portugal, un contrato de arrendamiento residencial a largo plazo oscila entre un año y 30 años.
En España, el acuerdo es de al menos un año pero no hay un máximo.

Alejandro was helping me navigate the process of nueva obra construction to gain Spanish golden visa. He proved to be very knowledgeable and we had a great phone call where I learned more in 20 minutes than I would have from months of internet research. Unfortunately the property I was looking at ended up not being suitable, which was discovered thanks to his due-diligence, so I was not able to go through the entire process, so I can't provide a review of the full legal process. But I'll be engaging with Lexidy again if I find a suitable property for me in the future!
